For Sale--SILVER CREEK PARCEL, 40 ACRES

Directions (driving north from Douglas) 

Located 14 miles north of Douglas, AZ off of Highway
80.  After Silver Creek bridge slow down!  Take left onto Pedregosa Road, drive 0.68 miles (basically 2/3 of a mile) to property.  Parcel is on LEFT (west) side of Pedregosa).  A heavy railroad tie-type fencepost marks the approximate corner of the parcel.


Description

This is a quintessential mountain foothills property that looks and lies like a Desert Museum.  Desert vegetation including ocotillo, prickly pear cactus, desert willow, cholla cactus and sage cover the property.  Wildlife abounds: deer, javelina (wild peccaries), pronghorn antelope, bobcat, numerous raptors, song birds, road runners, and quail.  There are multiple scenic building sites with 360 degree views of cliffs, rolling acreage and seasonal Silver Creek with trees delineating its route. 

Note, these aren't distant views aren't across miles and miles of open desert, like you will find with so many acreage sales in Arizona.  This property is in an intimate valley--completely away from it all, but not remote.  Neighbors on nearby acreage are barely visible in the distance, and the city of Douglas, AZ, right on the border with Mexico, is a bustling and peaceful community of approx. 17,000 with all of the modern necessities, shopping, and cultural life.  (Yes Virginia, there is a Walmart).  Douglas is 14 miles south of the property; Tucson is a 2 hour drive to the northwest.

From Pedregosa (a dirt road) the property, shaped like a square, slopes downward to a wash and then gently upward to a hilltop ridge to the west.  Access into the property is via the public road (Pedregosa) that runs along the eastern boundary, and via a gasline utility access road on the northern boundary of the property.  The property is ideally situated for solar electricity applications--the best views and building sites are south-facing--yet electricity is at the property line if needed.

In Cochise County the minimum lot size is 4 acres in the RU-4 (residential) zoning.  An owner can subdivide his or her property up to 5 times without triggering sub-division regulations.  Therefore, this property could be subdivided into 5 seven-acre parcels (+-) if you wish.  Cochise County also allows owner-builders to opt-out of the Building Code if they wish to do so.

Why so many pictures of roads?  When you're buying land (anywhere, but particularly in the West) you want to make sure that you have unimpeded access to it.  This parcel has 0.25 miles of frontage on Pedregosa Road, and you can also drive in along the SW Gas easement.


Water, Water...

I've found some well information from the Arizona Dept. of Water Resources (www.azwater.gov).  The following list shows wells that have been drilled in the section (#28) in which our parcel sits. (n.b.  one section = 640 acres.)
 
I've highlighted the two parcels that are closest and most analogous to ours:  40559039 is adjacent to us, and you pass 47 on the way to our parcel.
 
The two deeper wells are on the section's higher elevations.

It appears that the 500 foot well drilled by El Paso Natural Gas for testing purposes at one of the highest elevations in the section (why? no idea).
 
The 440 foot well is in the lowest left part of the section, not near us (our parcel is basically toward the middle of the section).  I've put his well registration number in the table because I can't find the parcel number on the website.
 
The 120 foot wells are owned by the same person and were drilled for stock tanks some time ago.  I believe that they are still in use, but can't be sure (I see cattle when we're out there and they appear to be hydrated!).
 
So, given the above it's most likely that water might be found between 200 and 400 feet.  But again, no guarantees.
